Frequently Asked Questions

We've never met a question we didn't want to answer honestly.

What makes Powell Painting's process different?

We take extra time on surface prep and protection, which is where other paint jobs fail. Floors, furniture, and fixtures are fully covered, and every surface is repaired, primed, and finished with premium Benjamin Moore and Sherwin-Williams products. The result is a smoother, longer-lasting finish that stands apart from standard paint jobs.

Two ways: First, by moving all furniture 3-4 feet away from walls, removing artwork from walls, packing away breakables, and moving clothes from closets to be painted. Then, by ensuring the home is dust-free and wiped clean of any hair, fur, and dust bunnies.

All your furniture and room items will be carefully covered and floor surfaces will be expertly protected.

Nope. We can make arrangements ahead of time to accommodate your schedule. Our employees are hand-selected by Tanja, bondable, insured, and screened with criminal background checks, so you can feel comfortable and trust that your home is in good hands.

Premium paint still needs the right base. Primer solves adhesion and absorption issues, especially on patches, raw drywall, stained areas, or glossy surfaces. Skipping primer is one of the main reasons paint looks blotchy or fails early, even when “good paint” was used.

You bet! Glossy or oil-based finishes require sanding and a. bonding primer before new paint is applied. This prevents peeling and ensures strong adhesion.

During your quote appointment, we’ll discuss the best options to ensure a beautiful, long-lasting paint job that you’ll love.

Absolutely. We work with landlords and property managers to refresh units quickly and professionally.

We can! Sanding and repainting with high-quality enamel brightens trim significantly and updates the look of a whole room.

At the time of your quote appointment, we will inspect any damage and discuss the best solution. For any major repairs, we refer to our trusted partners.

Powell Painting will repair minor dents, nail holes, gouges, popped screws, and minor seam issues so the walls look fresh after painting. After repairs are completed, we sand and prime properly before painting.

Bathroom humidity, poor ventilation, or previous low-quality paint jobs often cause peeling. Vancouver’s rainy winters amplify moisture problems, making proper prep, primers, and ventilation key to a beautiful paint job that lasts.

Absolutely! No job is too big or small for us at Powell Painting. Contact us today for a free estimate. We’d love to hear about your painting project!

Do I need to clean the walls before you arrive?

Yes, we ask that you please ensure the home is dust-free by wiping down all walls, surfaces, and baseboards being painted. This helps prevent dust bunnies from sticking to the paint, causing an uneven finish.

Yup! We’ll handle minor drywall and plaster repairs, including fixing any nicks, holes, blemishes, or marks found on surfaces that will be painted. Holes are filled and sanded, cracks are thoroughly scraped out, filled and sanded; water stains or marks are sealed before painting; and built-up dirt and grease is cleaned.

We also check the caulking around all windows and frames, crown molding, chair rails, etc. and recaulk as necessary with our elastomeric caulking to ensure minimal shrinkage through seasonal weather change. Told you we’re a one-stop shop😉.

It depends on the scope. We schedule crews appropriately to ensure efficiency while keeping the environment comfortable.

Sometimes. Tile requires special primers. At the time of your estimate appointment, we’ll advise if painting is the best long-term solution.

There are several things to consider when wondering if it’s time to repaint. Oftentimes, the quality of the paint used when the walls were originally painted will determine that timeframe. If the area gets a lot of traffic, it will naturally wear faster.

Other factors like smoking, fireplaces, and young children in the home play a role. A quality paint job by a professional crew can last 10+ years (If you have small children or pets often maintenance is needed every ew years).

We use proper ladders, scaffolding, and extension tools to reach tall areas safely. At the time of your quote appointment, we’ll advise you of any special equipment requirements.

Paint isn’t one-size-fits-all; we refer to a designer to assist you with colour selection. We’ll recommend the best paint product for your home.

Most paints dry to the touch within a few hours, though full curing can take up to two weeks. We advise avoiding scrubbing or touching the paint during the curing period.

Once your paint job is complete, we will schedule a final walkthrough to identify any areas in need of touch-ups.

Our workmanship is guaranteed for three years. If you notice a spot that doesn’t look right after we leave, please let us know.

What makes Powell Painting's exterior painting process different?

Our exterior painting stands out due to the extra time and care we take with our prep. We will refer you to a trusted soft washing company to softly wash your home.  Once your home is dry, we thoroughly scrape, sand, prime, and prepare surfaces.

We protect your home, walkways, furniture, and shrubbery with drop cloths before painting. We use the best products from Benjamin Moore and Sherwin-Williams to create a finish that lasts in BC’s rainy climate, and we guarantee our work for three years.

Usually late spring through early fall. We live in a rainforest, and Mother Nature dictates our exterior painting season! We closely monitor the weather and schedule work during dry days to ensure coatings cure properly.

We refer to our trusted partners to soft wash your home to remove dirt, mildew, and pollen. The pressure used is soft and adjusted as needed to protect siding, especially on older cedar or delicate substrates.

We schedule soft washing around the weather, as a home needs about two weeks to dry before we begin our work.

Bubbling usually means moisture was present in the substrate or paint was applied in poor conditions. Trapped moisture expands and pushes the paint film outward. Proper drying time and surface testing prevent this.

We live in a rainforest with four seasons; our homes must be protected from the elements. Moisture can cause paint to rapidly degrade, but a quality paint job done by a professional crew can last 12-15 years.

Yes! When needed, we use ladders, extension tools, and scaffolding to reach challenging spots safely.

Older homes have layers of old paint that need to be stabilized properly. We remove failing paint, feather edges, prime, and rebuild the surface so the new finish doesn’t flash old failures through the new coat.

Depending on the severity of the stain, yes. We’ll address the source after repairing the damage. We spot-prime stains with specialty primers to block water from bleeding through.

Most projects take 3-7 days, depending on prep requirements, home size, and weather. We provide a clear timeline before starting and will update you throughout the entire process.

It depends. Moisture imbalance, sun exposure, and improper installation. We identify problem areas and seal them to reduce future issues.

Why is my exterior trim peeling but not the siding?

Trim absorbs more moisture, has more joins, and experiences more movement. It’s common for trim to need repainting sooner than siding.

Clear coats often form a film that traps moisture. When the coat fails, the only real fix is to strip them fully, then re-stain or paint with a breathable product. We thoroughly prep before painting or staining so the new finish lasts.

Mid-tones and lighter colours generally fade more slowly. Extremely dark colours absorb more heat and may wear faster. We refer to a trusted designer who will assist you in finding the perfect colour for your home.

Paint can protect against moisture, but it cannot resolve underlying issues. Any structural or water ingress problems must be addressed first.

Move all furniture away from the area being painted and ensure your children and pets are in a secure area.

Typically late spring through early fall, but Vancouver weather changes fast. We schedule based on forecast windows and site conditions. When your job is due to start or is in progress, we will communicate with you any weather-related delays.

Our team can handle minor repairs. We fill and sand holes and cracks left from rotted wood.

For labour-intensive or large repairs, we refer to our trusted partners to complete repairs before painting.

Yes, we sand, fill, caulk, and correct previous application errors so the new job looks clean and professional.

For extensive repair work, we refer to trusted partners to complete repairs before painting.

What makes Powell Painting's strata process different from other contractors?

Many painters focus on speed. Powell Painting focuses on longevity. We invest heavily in prep, protection, and coordination so the building looks good longer, and doesn’t need repainting again in a few years.

We do. We have full liability insurance and WCB coverage appropriate for multi-unit residential and commercial sites. Along with your quote, you will receive documentation of our coverage.

We work through a single designated contact- usually the property manager or strata council representative. That keeps the messaging consistent and prevents confusion when residents ask questions or when scope decisions need approvals.

Typically, a key or fob for access to stairwells, elevators, and any rooms included in the scope.

We repair dents, corner beads, scrapes, and high-traffic damage before painting. Proper prep is crucial for long-lasting results in busy buildings.

We do!  We coordinate access and schedule painting based on your day-to-day operations.

Yes. Please communicate with us, and we will temporarily halt work as necessary.

After we complete your painting project, we label any remaining paint for future touch-ups.

We use drop clothes or paper, and we fully cover the floor edge-to-edge. No part of the floor remains uncovered.

In high-traffic areas, premium products pay for themselves by lasting longer, cleaning better, and looking more consistent over time. This, combined with solid prep, will make your strata look beautiful with a paint job that lasts.

What maintenance schedule do you recommend for stratas?

We recommend that your cleaners regularly clean the walls and other surfaces, along with touch-ups as needed, and a repaint every 7-10 years. Busy buildings may benefit from an annual touch-up plan.

Prep typically means repairing dents and gouges, fixing corner beads, sanding rough patches, caulking gaps, and priming repairs. That prep work is what makes the paint look consistent and last in high-traffic environments.

We’ll repair inconsistent patchwork, adjust sheen levels, and repaint surfaces in full for a clean, cohesive look.

Paint improves appearance, but real quality comes from prep. We repair the surface first, then apply durable coatings that help maintain a clean look long-term. For major repairs, we refer to our trusted partners.

We assess substrate condition, prep as required, and use appropriate primers before applying topcoats.

Wallpaper removal is possible, but it requires proper removal, surface repair, priming, and sometimes skim-coating to restore a smooth, paint-ready wall.

We identify moisture problems during your quote appointment and painting preparation.

If we find any issues, we’ll discuss our concerns with you, use appropriate primers, or recommend remediation before painting.

We plan and stage any scaffolds and materials carefully to minimize disruption, while maintaining safe access.

Absolutely! We’d be happy to discuss your property needs and how we can work together to ensure that your strata looks its best!

Do you have liability insurance and WCB?

We do. We have full liability insurance and WCB coverage appropriate for multi-unit residential and commercial sites. Along with your quote, you will receive documentation of our coverage.

Powell Painting handles offices, retail shops, boutiques, clinics, warehouses, restaurants, and mixed-use buildings across the Lower Mainland. Our projects range from tenant improvements and turnovers to full interior repairs and exterior refreshes. The key is that we plan around active operations, protect finished properly, and deliver a clean, professional result that holds up under real commercial wear.

Most commercial painting problems come with rushed prep and sloppy protection. Powell Painting leans hard into the details: surface repairs, proper priming, clean lines, and heavy-duty protection so your space stays functional and presentable throughout the job. We treat scheduling and communication like part of the craft, because businesses don’t have time for “we’ll figure it out when we get there.”

Many Vancouver businesses have access protocols: sign-in procedures, escort requirements, alarm systems, locked storage rooms, or sensitive records areas. We follow your site rules and keep access controlled.

Multi-location work benefits from consistency. We align products, colours, and finish stands across multiple sites, leaving documentation so your brand and maintenance plan stays uniform. This is especially helpful for franchises, clinics with multiple locations, and property groups that want predictable outcomes and repeatable scopes across different buildings.

We only paint once the problem is resolved and materials are dry. We assess the damage and refer to our trusted partners for major repairs. After repairs are completed, we use stain-blocking primers to prevent bleed-through and repaint for a uniform finish. Painting over unresolved moisture is a guaranteed failure and not something we recommend.

Painting and flooring sequencing matters. We can coordinate to paint first where appropriate, or wait until the flooring is in, depending on the scope. The goal is to prevent damage to the new floors and prevent paint from being scuffed by flooring crews. Coordination avoids expensive “fix the fix” cycles.

Brand walls require accurate colour matching and clean execution. We align with brand standards, confirm tones under site lighting, and deliver crisp edges so the wall reads professional on camera and in person. In Vancouver, where many companies rely on content and client tours, that finish quality matters more than people expect.

Managed buildings often have strict rules: access hours, loading docks, elevator bookings, and cleanup requirements. We work within those rules, coordinate with management, and keep common areas protected. A mall job can get shut down fast if contractors ignore policies, so compliance and tidiness are part of the plan from day one.

The best schedule aligns prep and high-impact work with off-hours or low-traffic windows. We also recommend tackling the most visible areas first so the business gets an immediate benefit even if the secondary zones follow later. Strategic sequencing reduces downtime and keeps the project from feeling like it’s dragging on forever.

How does Vancouver weather affect commercial exterior painting?

Vancouver’s rain, coastal humidity, and temperature swings create tighter painting windows and higher moisture risk. Exterior work needs careful scheduling, proper surface drying, and products designed to handle damp conditions. We plan around forecasts and prioritize prep and priming that support long-term adhesion in a wet coastal climate.

We’ll handle minor repairs and refer to our trusted partners for major repair work. We patch minor dents, gouges, popped screws, failed seams, and high-traffic corner abuse so the finish looks uniform. Prep is where Powell Painting stands apart.

Peeling usually comes from moisture, poor adhesion, or skipped prep. We refer to our trusted partners for soft washing. After washing, we scrape and sand surfaces, prime properly, and only paint when surfaces are dry enough to accept coating. Vancouver’s climate makes this a non-negotiable. Painting over damp substrate is a fast path to failure.

We lean toward premium systems, often Benjamin Moore, because commercial spaces need washability, durability, and predictable performance. Vancouver’s moisture and frequent cleaning cycles punish low-grade paint coatings quickly.

Product selection is based on the space: walls, trim, doors, ceilings, and high-touch zones all need different performance characteristics that last.

Paint needs time to cure, not just dry. We provide guidance specific to the product system used, because cleaning can damage fresh coatings if started too early. The goal is to prevent streaking, burnishing, and premature wear. A short waiting period protects the long-term appearance of the repaint significantly.

Absolutely. Multi-site clients benefit from standardized products and documentation. We can align finishes, colours, and sheen levels across locations and leave you with detailed records for future repairs. That makes maintenance simple and avoids mismatched touch-ups.

For Vancouver property groups and franchises, consistency is a major value because it saves time and prevents every site from looking different.

Priortize prep standards, protection plan, product quality, scheduling discpline and communication. A cheap quote often hides skipped prep and weak coatings that fail early.

Powell Painting’s approach is built around doing it right the first time, keeping your operations functional during the work, and delivering a finish that holds up under real use.

Because we’re damn good and we care.

It depends on the season and size of the project, but the safest move is to book sooner rather than later. Vancouver schedules can tighten in the spring and summer when exterior work ramps up.

Lifespan depends on traffic, cleaning habits, and wall condition, but a properly prepped and professionally coated interior typically holds up for years, not months. The biggest factor is whether the job was done with real prep and durable products, rather than a rushed “one quick coat” approach.
